Four things that set agricultural finance apart from everything else

Banks apply the same template to a farmer as to a salaried employee. That's a mistake, and it's exactly why so many applications end in refusal.

Challenge 1

Seasonal income

A bank looks at monthly inflows. A farmer earns once or twice a year, after harvest. Average annual income can be high, but monthly cash flow looks alarming to a credit analyst.

Challenge 2

KOWR and land trading

The Act on Shaping the Agricultural System restricts land trading. KOWR has a right of first refusal on purchases above 0.3 ha by non-farmers, which complicates and slows down bank transactions.

Complex income structure

Direct payments, sale of agricultural produce, land leases, non-agricultural activity. Each source has different documentation. A bank doesn't know how to aggregate it.

No credit history

Many farmers have never used a bank loan. Their business was financed from their own or family funds. No BIK history is a red flag for a bank. For us, it's normal.

FAQ

Frequently asked questions from farmers

Yes. The soil quality class isn't an obstacle. What matters is the market value in the given location. Lower-class land in attractive regions can have high value. We assess each property individually through an independent appraiser.

We finance businesses. We require you to run a business, but it doesn't have to be a sole proprietorship. We finance individual farmers, agricultural companies, cooperatives and agri-holdings. What matters is the property offered as collateral.

We adapt the schedule to the agricultural cycle. A balloon repayment (a single payment after harvest), quarterly or half-yearly installments, and a grace period on principal for the first few months are all possible. We work this out together when negotiating terms.

KOWR's right of first refusal is a factor we account for in the transaction structure from the very beginning. We work with law firms that know agricultural law. No part of the process catches us off guard.

The mortgage is entered in the land and mortgage register, because that's a legal requirement. The loan agreement itself is a private document and doesn't go into public registers. We don't report to BIK. Discretion matters a great deal to many farmers, and we understand that.
